The study concerns a six-storey luxury residence building to A++ energy class with pilotis and basement, of modern aesthetics, with a total area of 2.850 Μ2, on a plot of 1.184 M2 in the area of Chalandri, Attica. The building consists of a ground floor apartment with exclusive use of garden and a swimming pool, six two-storey maisonette on the first floor with an internal balcony (loft), eight apartments on the next two floors and three rooftop apartments on the top floor with attics, swimming pools and exclusive use of terrace.

Stokas D&C, having undertaken the Design and Construction of the project, had as a basic design principle the image of the city in the area. Comparing the surrounding buildings as volumes of different shape and height with the balconies and the frames that surround them and emphasizing that all together compose a harmonious whole, the shape of this composition was formed. During the morphological processing of the facades, the goal was to create a building that would fit into the environment and harmonize with the urban character of the area, but at the same time would not testify to its internal functional structure.

The biggest challenge was the arrangement of the many apartments, with the different needs imposed by each of them, the functional structure between them and the avoidance of a complex building facade due to the requirements for windows and balconies. To achieve this specific goal a larger outer grid with solid and semi-solid parts was used. Behind this grid, the structure of the apartments unfolds undisturbed. The architectural elements of the grid are placed in such a way that they do not limit natural lighting and ventilation, creating the illusion of one entity and at the same time forming a filter from the public space.

The interior design is based on the requirements of the boutique hotel style, including comfortable living areas, bedrooms with private bathroom for exclusive use, ensuring the autonomy of users. The decoration of the house is based on the logic of shaping a warm space, which generates feelings of intimacy in its guests, with emphasis on austerity and open lifestyle. The palette of materials, such as wood, concrete and metal details, adapts to the flowing forms of the landscape reflected in the glass of large openings of the residences.
