



The project involves the Design and Construction of two luxury two-story residences of contemporary architecture and modern aesthetics, each with a basement, attic, and swimming pool, with a total surface of 515 sq.m. The residences are situated on neighboring plots of 515 sq.m. and 680 sq.m. in the area of Vari.
The main objective of Stokas D&C during the design process was to create a unified architectural composition despite the existence of two separate properties. A key challenge of the project was the presence of numerous olive trees, the narrow site frontage and the articulation of the façade where the two buildings adjoin. Instead of treating these conditions as limitations, Stokas D&C embraced them as design opportunities, shaping the residences around a central atrium, while preserving green spaces along the perimeter and enhancing natural light and ventilation.
The ground floor accommodates the main communal areas along with a guest suite, while the first floor is dedicated to the more private bedroom spaces, offering residents a sense of autonomy and intimacy. The top floor is reserved for the master suite, which opens onto a rooftop terrace designed for relaxation. The basement level includes parking, storage areas, and an independent guest suite.
The outdoor design, featuring the swimming pool, was conceived as a natural extension of the living spaces, reinforcing the sense of continuity between interior and exterior. The material palette of greys and beiges, complemented by stone cladding and exposed concrete, creates cohesion while delivering a grounded and timeless architectural expression.
