



The project concerns a luxurious two-storey detached house with a basement, attic, and swimming pool, designed with contemporary architecture and modern aesthetics. The residence has a total area of 293 sq.m and is located on a 429 sq.m plot in the area of Vari. The aim of Stokas D&C during the morphological development was to create a building that harmonizes with the urban character of the area while simultaneously evoking the atmosphere of a country house.
The presence of ancient findings posed a significant challenge for this particular plot, as their protection restricted the placement of the residence to a specific area. Stokas D&C chose to treat this limitation as a design opportunity, shaping the building into two distinct volumes that rotate around the axis of the stairwell, while keeping the archaeological zones free along the perimeter.
The ground-floor volume accommodates the common areas and a guest house, while the upper volume hosts the private spaces, offering greater autonomy and privacy to the residents. The attic level includes the continuation of the staircase and provides a relaxation area within the roof space. The basement level comprises parking spaces and auxiliary storage areas.
The design of the outdoor space, where the swimming pool is located, has been designed to ensure a sense of continuity with the main living areas. The use of grey and white tones, combined with wood and stone elements, forms the primary material palette, creating a cohesive composition and fostering a warm, family-oriented environment.
