The project concerns a luxury three-storey duplex of A+ energy class, with a total built area of 680 sq.m, located on a 656 sq.m plot in Palaio Psychiko, Attica. The building comprises a two-storey ground-floor maisonette with an internal loft and a top-floor apartment, positioned prominently at the center of the plot.

Designed and constructed by Stokas D&C, the project draws inspiration from the surrounding urban fabric. The composition is shaped by the interplay of volumes of varying forms and heights, reflecting the architectural language of the area. The façade design aims to integrate seamlessly into its context while subtly concealing the internal functional layout.

The synthesis of cubic volumes, combined with a restrained palette of white and grey tones, creates a cohesive architectural identity. Carefully positioned elements allow for unobstructed natural light and ventilation, reinforcing the perception of a unified building rather than two separate properties.

In this project, simplicity is expressed as luxury. The interior design is defined by a balanced dialogue between clean geometries and natural materials. Soft color tones and subtle contrasts create a calm yet dynamic atmosphere, while the integration of wood and textures adds warmth. Every detail—from the suspended fireplace to the refined lighting elements—has been thoughtfully designed, enhancing both the aesthetic quality and the overall value of the property.
