



The project αφορά a three-storey luxury duplex residence of A+ energy class, characterized by a contemporary architectural approach, with a total area of 680 sq.m., developed on a 656 sq.m. plot in the area of Palaio Psychiko, Attica. The building comprises a two-storey ground-floor maisonette with an internal loft, as well as a rooftop apartment, and is positioned prominently at the center of the plot.
Stokas D&C, having undertaken both the design and construction of the project, established as a key design principle the interpretation of the surrounding urban context. Observing neighboring buildings as volumes of varying forms and heights, along with their balconies and framing elements, led to the development of a composition where all components coexist harmoniously. During the façade design process, the aim was to create a building that integrates seamlessly into its environment and aligns with the urban character of the area, while not explicitly revealing its internal functional layout. The composition is based on the combination of clear cubic volumes, unified through the use of white surfaces and varying shades of gray in the external finishes, forming a cohesive architectural whole. Architectural elements are carefully positioned to allow for natural light and ventilation, reinforcing the perception of a single unified entity rather than two distinct properties.
The interior design follows a boutique hotel philosophy, incorporating bedrooms with private en-suite bathrooms for exclusive use, ensuring full autonomy for the residents. The interior atmosphere is shaped to create a warm and welcoming environment, promoting a sense of intimacy, with an emphasis on minimalism and an open-plan lifestyle. The material palette—including stone, exposed concrete, wood, and glass—responds to the fluid qualities of the surrounding landscape, which are reflected through the large glazed openings.
